- Credit score as low as 580
- Available to first-time AND repeat buyers
- Government-insured (easier to qualify)
- Mortgage insurance required
USDA Loan - For Rural Buyers
Parts of the Treasure Coast qualify for USDA rural development loans. Check if your target neighborhood qualifies!
- 0% down payment
- No credit score minimum (some lenders)
- Income limits apply
- Property must be in eligible rural area
- Low interest rates
Florida Down Payment Assistance
Florida offers several down payment assistance programs for qualified buyers:
- Florida First - Up to $10,000 for down payment & closing costs
- Hometown Heroes - Up to $25,000 for teachers, nurses, first responders, military
- Florida Assist - Second mortgage up to $7,500
These are typically 0% interest, deferred payment loans that are forgiven after you live in the home for 5 years.
Seller Concessions
Even without a down payment program, you can ask the seller to pay your closing costs and/or down payment as part of the negotiation.
- Typical concession: 2-6% of purchase price
- Must be negotiated into contract
- Works with any loan type
